Why land here is worth a real conversation.
Growth
Johns Island has grown from around 15,000 people in 2010 to roughly 23,000, the fastest-growing sea island in the Charleston area, though its patchwork of city and county jurisdiction means no single official count exists.
Demand
This is the metro's last semi-rural pressure valve, and the tension is the story: major communities like Kiawah River keep building while the planned highway extension was voted down and cancelled, a major upzoning was denied after community opposition, and residents keep pushing to slow things down. Meanwhile the two-road bottleneck is now permanent.
Quoted averages here run six figures an acre, but they are badly skewed by marsh-front estates and development tracts. Ordinary interior lots trade well below that, and wetlands, septic constraints, and grand-tree rules shape what any parcel can really do.
How we pay
A real cash price, plus upside.
Our standard offer is a fair price, paid in cash at closing. On top of that, we write a bonus into the contract, keyed to the recorded sale price of the home we build on your land. If we do well, you do well.
Want it simple?
Take the cash. One price, paid at closing, no waiting on a bonus.
Chasing full retail?
We can often structure that too, paid over time and secured by a recorded mortgage on the land itself. Ask when we talk.
