For builders & developers

We compete for some deals.
We partner on others.

Not every parcel we find fits us. Some are too big, some are the wrong product, some land on a week we're heads-down elsewhere. Rather than let a good deal die, we bring in a builder or developer who's the better fit: joint venture it, sell it to you outright, or hand the whole thing off. When we win, we'd rather win it with a partner than not at all.

Three ways this works

Pick whatever fits the deal.

01 Joint venture
We own the parcel, you build it, we split the outcome on terms we agree up front. Good fit when the land is right but the capital or the build capacity should come from your side.
02 We sell it to you
Sometimes the cleanest move is the simplest one: we close on a parcel, you buy it from us at a fair number, no strings attached. You get a deal you didn't have to find.
03 We pass it to you
A deal comes across our desk that's a better fit for what you build than what we build. We'd rather send it your way than let it sit. No fee, no catch, just a relationship worth having.

It runs both directions

Bring us a deal
you can't take, too.

This isn't a one-way pipeline. If you're sitting on a stalled project, a parcel outside your box, or a deal you're too busy to chase, we'll take a look. Sometimes we buy it outright. Sometimes we help you find the right buyer. Either way, you're not stuck holding something that isn't moving.

South Acre buys and develops land for its own account. We're not a brokerage and we don't take a commission. What we bring is a local parcel database, an in-house marketing team through Rendr Media, and a bias toward actually getting deals done, together or apart.
