How we pay

A real cash price, plus upside.

Our standard offer is a fair price, paid in cash at closing. On top of that, we write a bonus into the contract, keyed to the recorded sale price of the home we build on your land. If we do well, you do well, and the number that decides it is a public county record you can check yourself.

Chasing full retail? We can structure that too.

If your number is genuinely top-of-market, we can often still get there by paying it over time instead of all at once, secured by a recorded mortgage on the land itself, payments and a payoff date in plain English. Ask about it when we talk; it's not for everyone, and that's fine.

How the postcard people work

They offer 40 to 60 cents on the dollar, count on you not knowing the real number, and pressure you to sign fast. Their profit is your discount.

How we work

We buy for our own account and put homes on the land, so we can pay for what dirt is really capable of, not what a flipper can skim. The upside goes in the contract, the payoff number sits in the public record, and nobody gets rushed. Our team also runs Rendr Media, marketing new communities for builders across the Carolinas, so we see what gets built and what it sells for every week.

No. Most owners just want to know what they're sitting on. The report is yours either way.
How does the bonus work?
A base price is paid at closing, and the bonus is written into the contract, keyed to the recorded sale price of the home we build. Recorded prices are public county records, so you can verify the number yourself.
Can I get my full asking price?
Often, yes, if we pay it over time instead of all at once. You hold a recorded mortgage on the land until it's paid, the same protection a bank gets. Payments, payoff date, everything in plain English before you sign. Not for everyone, but it's on the table.
Are you the “we buy land, cash” people?
We buy land, but not like that. Lowballing is a business model; it isn't ours. The upside goes in writing, and if you want full price, we talk terms.
